Coastal, urban and quiet residential conditions coexist across the district. Road, rail and amenity access differ substantially between pockets. Test the actual route at school and evening peaks, including turning restrictions, walking comfort and where visitors can park.
Tenure and title
The broad profile is predominantly freehold. Individual titles can differ within the same estate, so confirm tenure, lot boundaries, encumbrances and ownership eligibility for the actual property.
Redevelopment and disruption
Active rebuilding may improve the neighbourhood’s housing stock but can mean noise, dust and heavy-vehicle movements. Road width and turning space also affect whether a future project is straightforward to service.
